We focus solely on residential investing, specifically multifamily apartments and single-family rental products. Given our 16+ years of experience in the residential space, our strength lies in the fact that we bring an incredibly in-depth scope of knowledge to each and every investment we pursue. As a result, we will not invest in an asset unless we have an extremely thorough understanding of the opportunity, its risk profile, and feel confident in its merits.

The Lotus

The Lotus

The Lotus is a 286-unit multifamily apartment complex located in the Glendale submarket, minutes down the road from the Loop 303 Industrial Corridor and Luke Air Force Base, and walking distance from the Westgate Entertainment District and Arizona Cardinals Football Stadium. Given that this asset is newly constructed, we plan on limited renovations, primarily focused on cosmetic interior improvements and installation of washers and dryers, both of which are aimed at improving the resident experience. Additionally, we will also be performing a handful of various external projects that will increase the resident community experience.

The West Valley has grown exponentially in the last couple of years, primarily driven by strong industrial and population growth. Both of these trends are set to continue, and when taken together with the quality of the property’s location, this asset will be very well positioned to take advantage of the continued growth across the valley.

The Access

The Access

The Access is a 408-unit multifamily apartment complex located in the Tempe submarket, directly on the light rail and with immediate access to several of the state’s major freeways. Our plans for this property include extensive interior and exterior renovation plans that will significantly improve resident satisfaction and overall property quality.

Once complete, the property will host a variety of luxury amenities including a resort-style pool area, a sizeable outdoor dog park, modern unit interiors, a state-of-the-art fitness center, and one of the largest apartment amenity spaces in the Phoenix market.

Given the incredible job growth in Tempe, and the overall state, as well as the prime transit-oriented location of this site, we believe this will be an exceptional acquisition for years to come.

Plaza 550

Plaza 550 (previous disposition) is a 92-unit multifamily apartment complex located in a very strong Midtown Phoenix submarket. Situated directly between Downtown Phoenix and the Biltmore Financial District, and only minutes from the Light Rail, the economic and demographic drivers at this property were among the strongest in the state when we acquired it. We planned for a strong interior renovation program, coupled with various design and aesthetic upgrades to the exterior, that ultimately greatly improved resident satisfaction and simultaneously added significant overall value to the property.

Our full business plan included painting and various improvements to the exterior façade, upgrading the exterior signage and lighting, improving the community and amenity spaces, adding Amazon Hub Apartment Lockers, fully upgrading the unit interiors with modern finish levels and stainless steel appliances, and installing washers and dryers in the units.

Midtown Flats

Midtown Flats (previous disposition) is a 122-unit multifamily apartment complex located in a very strong Midtown Phoenix submarket. Situated directly between Downtown Phoenix and the Biltmore Financial District, and only minutes from St. Joseph’s Hospital and Park Central Mall, the economic and demographic drivers at this property were among the strongest in the state when we acquired it. We planned for a strong interior renovation program, coupled with various design and aesthetic upgrades to the exterior, that ultimately greatly improved resident satisfaction and simultaneously added significant overall value to the property.

Decco 109

Decco 109 (previous disposition) is a 40-unit multifamily apartment complex located in the Tempe submarket, widely regarded as one of the strongest submarkets in the Phoenix MSA, and is situated directly south of Arizona State University’s main campus and only minutes from the Light Rail. We knew that a strong mechanical and electrical renovation program would greatly improve efficiencies at the property, as well as resident satisfaction, while simultaneously adding significant overall value on the exit.

Our full business plan included exterior painting and various improvements to the exterior façade, upgrading the exterior signage and lighting, upgrading the pool area, adding a barbeque and seating area, adding green scaping and community games, adding an exterior mural that was painted by a local artist, converting from master metering to individual metering, removing the old chiller system and adding individual HVACs, and adding individual washers and dryers in the units.
